Who are these services suited to?
Kortessa works with individual owners of short-stay and holiday home units in Malaysia — typically one or two properties listed on platforms such as Airbnb or Agoda Homes. Our scope is non-regulated design practice: concept, planning, specification, visualization, sourcing, and on-site coordination.
Which service should I start with?
If your unit is already furnished but you want it to photograph better, the Photography Readiness Note (RM 380) is a good place to begin. If you are fitting out a unit from scratch or making significant changes, the Detailed Interior Documentation (RM 2,150) gives you a full specification to work from. The Sourcing and Guest-Ready Walkthrough (RM 1,420) follows on from either of those, or it can be booked independently if you already have a clear brief.
How long does each engagement take?
The Photography Readiness Note typically involves one on-site visit and a written note delivered within three to five working days. The Detailed Documentation is more involved and usually takes two to three weeks depending on unit size and scope. The Sourcing and Guest-Ready Walkthrough timeline depends on lead times from suppliers, but we aim to confirm the installation-day visit within two weeks of sourcing approval.
Do you work outside of Kuala Lumpur?
Our primary area of work is Kuala Lumpur and the surrounding Klang Valley. For units in other locations — such as Penang, Langkawi, or the Cameron Highlands — please enquire directly. On-site visits outside our primary area may involve a travel supplement, which we will confirm before any engagement begins.
What does the Photography Readiness Note actually cover?
The note covers furniture placement relative to camera angles, lighting adjustments that read well in photographs, small styling changes that cost little but affect how a space feels in images, and an arrival presentation checklist for the key moments guests notice first. It is a practical, specific document — not a general style brief.
Are prices fixed or do they vary by unit size?
The prices listed reflect typical single-unit engagements. For larger units — three bedrooms and above — or for properties with significant scope variations, we will confirm pricing after an initial conversation.
