Our Methodology

How we approach each engagement

Every Kortessa engagement begins with a direct conversation about the unit's current state and the owner's situation. We do not apply a standard template to every project — the right starting point for a unit that is already furnished and awaiting its first photography session is different from one that is being fitted out for the first time.

All documentation is based on an on-site visit. We measure and record directly, and the written deliverable reflects what was observed and agreed during that visit. Owners receive a document they can act on — not a general brief or mood board.

Initial conversation

Agree scope, service tier, and timeline before any on-site visit or fee is committed.

On-site visit

All documentation based on direct observation, measurement, and assessment at the unit.

Written deliverable

A note, schedule, or specification produced for the agreed scope and handed to the owner.

Review and handover

We walk through the deliverable with the owner and confirm any clarifications before closing.

Photography Readiness Note

Service 01

Short-Stay Brief & Photography Readiness Note

An on-site engagement that reviews a unit as it currently stands and produces a written note on small interventions to improve the way it presents in listing photography and at guest arrival. Suitable for owners of single short-stay units before their first round of professional photography.

  • On-site review of furniture placement, lighting, and surface conditions
  • Written note on small interventions to improve photographic presentation
  • Arrival presentation checklist covering key guest-facing details
  • Suitable for units already furnished, before first professional photography

  1. 01 Initial call to confirm unit type, location, and photography date
  2. 02 On-site visit, typically 1.5–2 hours, to review the unit directly
  3. 03 Written note delivered within 3–5 working days

Sourcing, Installation & Guest-Ready Walkthrough

Sourcing in two budget bands, an installation-day visit, and a final guest-ready walkthrough that checks small details — bedding presentation, lighting scenes, key arrival points. Suitable for owners who want the unit ready not just structurally but operationally for the first guest.

  • Sourcing recommendations in two budget bands from Klang Valley suppliers
  • On-site attendance during installation day
  • Final walkthrough: bedding, lighting scenes, arrival sightlines
