I had the Photography Readiness Note done before my first professional shoot and honestly it was worth it. Amirah came over, walked through the unit with me, pointed out a few things I wouldn't have noticed myself — the way the curtains were hanging, the reading lamp angle, some small things near the entrance. The note was clear and I could share it directly with my photographer. The shoot went better than my previous unit's listing photos by quite a margin.

We used Kortessa for the full Interior Documentation on a two-bedroom unit we were refitting in Bukit Bintang. The furniture schedule was genuinely useful — it specified materials in a way I hadn't seen before, with notes on why certain finishes hold up better in short-stay use. The timeline was about three weeks which felt appropriate for the scope. The only thing I'd mention is that the draft needed a small revision on the bedroom layout, which they sorted out quickly once I raised it.

The guest-ready walkthrough was something I didn't know I needed until I actually did it. I'd had the unit fitted out by a contractor and assumed that meant it was ready. Kelvin came in for the walkthrough, went room by room, and flagged about eight things — some small, some I was glad I caught before the first guest arrived. The bedding fold presentation alone saved me an embarrassing early review.

The two budget bands for sourcing were genuinely useful — I ended up mixing, choosing the mid-range option for the bedroom and keeping it simpler in the kitchen. Kelvin knew the suppliers well and the installation day went smoothly. I'd use them again for my second unit.

The consistency was good — Siti had the notes from the first visit and the documentation reflected what had actually been discussed. Four stars because I think the turnaround could have been slightly faster, but the quality of what was delivered was solid.

I manage two units near KLCC and had both reviewed for photography readiness before updating the listings. The difference between the first unit (done without advice) and the second (with Kortessa's note) is visible in the photographs. Case 01 — Photography Readiness Note
Studio unit in Chow Kit ahead of first listing photography
The situation
The owner had furnished the studio unit themselves and had a photography session booked. They were uncertain whether the unit would present as well as comparable listings they had seen.
What we did
On-site review of furniture placement, curtain and blind positions, lighting fixtures, and small staging details. Written note delivered three days before the photography session.
Result
The owner adjusted four points before the shoot. They reported the photography looked notably stronger than their previous rental property's listing images and went live without any re-shoot.

Case 02 — Detailed Interior Documentation
Two-bedroom unit in Bukit Bintang, full refit before first short-stay listing
The situation
A unit recently acquired and empty. The owner wanted a clear written brief to hand to a fit-out contractor, with materials and furniture specified for short-stay durability.
What we did
Full on-site measurement, layout drawing, joinery schedule, lighting and finishes specification, and a furniture schedule with durability notes. Guest-facing listing note included.
Result
The contractor worked directly from the documentation with minimal back-and-forth. The owner reported one significant saving — a flooring choice substitution that was caught during spec review before procurement.

Case 03 — Sourcing & Guest-Ready Walkthrough
One-bedroom unit in Mont Kiara, first-time short-stay owner
The situation
The owner had a brief but no supplier contacts and was uncertain about how to approach the operational side — bedding, amenities, the small things that guests mention in early reviews.
What we did
Sourcing recommendations in two budget bands from Klang Valley suppliers, installation-day visit, and a final walkthrough covering bedding, lighting, and arrival details. Operational handover note included.
Result
First five reviews on the listing mentioned cleanliness and presentation positively. Owner received no negative operational comments in the first three months of hosting.
